Clear answers to the questions UAE residents, non-residents and self-employed buyers ask most often. These are general guidelines only; eligibility, rates and terms are confirmed by the lender after reviewing your full application.

Frequently asked questions

We understand that navigating the mortgage process can bring up many questions. Our goal is to empower you with the knowledge and confidence to make informed decisions. Here, you'll find answers to common concerns and unique insights that set White & Co Mortgages apart as your trusted partner in the UAE.

How much can I borrow in the UAE?

Your borrowing capacity depends on your monthly income, existing financial commitments, age, residency status, employment profile and the lender's affordability assessment. UAE banks generally consider your total monthly debt obligations, including the proposed mortgage, when calculating eligibility. Use our calculator for an initial indication, then speak with us for an assessment based on current lender criteria.

What deposit and upfront costs should I plan for?

Deposit requirements vary according to your residency status, the property value, how the property will be used and the lender's policy. In addition to the down payment, allow for costs such as valuation, bank processing, property registration, trustee or conveyancing charges and any required insurance. We can provide an itemised estimate before you commit to a mortgage application.

Can non-residents get a mortgage in the UAE?

Yes. Several UAE lenders offer mortgages to non-resident buyers, subject to their eligibility criteria. The available loan-to-value, required deposit and documentation can differ from resident mortgages. Lenders will normally review your overseas income, existing liabilities, bank statements and the property being purchased before issuing an approval.

Can self-employed applicants qualify for a mortgage?

Yes. Self-employed applicants can qualify, although banks may ask for additional evidence such as company documents, audited accounts, bank statements and proof of business income. Lender appetite varies, so presenting the application to a bank that understands your income structure is important.

How long does mortgage pre-approval take?

Timing depends on the lender, the complexity of your income and how complete the supporting documents are. A well-prepared application is usually assessed more quickly. We help organise the documents, select a suitable lender and respond to follow-up questions so the application keeps moving.
